What is different about plumbing in Parklands
- Parklands flats on the numbered avenues have compact kitchens where a single 600mm appliance gap decides the whole layout.
- Subdivided Parklands houses often have several small kitchens created out of one large room, each needing its own compact specification.
- Highridge blocks near the Parklands shopping centre have narrow stairwells, so panels are sized to the turn of the stair rather than to the room.
Kitchens in Parklands
Parklands is compact joinery. Flats on the numbered avenues have small kitchens, subdivided houses have several smaller ones, and almost nothing gets in through a lift.
Small kitchens are planned, not shrunk
A 10-foot kitchen is not a 20-foot kitchen made smaller. It is a different design problem, and the mistake we most often undo is a large kitchen’s layout compressed until nothing works.
At this scale each decision forecloses another. A 600mm appliance gap (which is not 600mm once the door and hinge are allowed for) often decides where the sink can go, which decides where the run ends. A full-height utility bank holding the washing machine and the cleaning equipment usually earns its metre of wall many times over.
Corner space is either given a proper mechanism or accepted as lost. Pretending it is usable without one is how a small kitchen ends up with an inaccessible void.
Subdivided houses
Several Parklands houses have been divided into flats, which means one generous original kitchen becoming three or four small ones. Each needs its own compact specification rather than a share of the original plan, and services frequently run in unexpected places as a result of the conversion.
We survey what is actually there rather than working from whatever drawing survives.
The stairwell, not the door
Highridge and the older Parklands blocks have narrow stairs with half-landings, and the turn of the stair sets a tighter maximum panel length than any doorway.
We measure the turn before cutting, so the joint is placed where we choose rather than where a saw had to make it on the landing.
