Our neighbour has the same house. Can we use their kitchen layout?

Often, and it is a genuine shortcut in the Otiende and Southlands estates where houses repeat. We still measure your room, because extensions and alterations differ, but starting from a layout proven in the same plan saves design time and usually money.

The kitchen has an external door. How much does that constrain things?

More than clients expect. A door needs its swing plus standing room, which removes a run of wall and often the most convenient fridge position. Designed around, it also gives excellent natural light and a useful service route. It is a constraint rather than a problem.

Kitchens in Lang’ata

Lang’ata mixes estate housing built to repeating plans with newer gated schemes and larger individual plots. The estate stock in particular has a useful property: the houses are the same.

Repeating plans work in your favour

In Otiende, Southlands and the surrounding estates, houses were built to a small number of plans. That means a kitchen layout proven in one is very likely to work next door, which saves design time and avoids paying to solve a problem somebody has already solved.

We still measure. Extensions, alterations and thirty years of individual changes mean no two are identical any more. But starting from a layout that works in the same plan is a real advantage and we use it.

The external door

Many Lang’ata kitchens have a door to the yard, and it constrains the layout more than clients expect: the swing plus standing room removes a run of wall, usually the one where the fridge would naturally go.

Designed around rather than fought, it also gives good natural light and a useful service route for bringing shopping in. We plan the tall bank and the fridge on the basis of where the door actually is rather than where the plan shows it.

Peninsulas over islands

The Nairobi West flats and the narrower estate kitchens cannot take an island with working clearance. 900mm all round is simply not available.

A peninsula, attached at one end, gives most of the benefit: extra worktop, storage on the far side, and somewhere to sit. It needs clearance on three sides rather than four, which is frequently the difference between possible and not.
